Big Brand Impact
When we think of London we think big; big city, big brands, big companies. However, in a recent report by eMoov* into the impact big business has on a city or a town, our lovely Surrey sprinted way out front with three of the five towns cited.
eMoov’s research has been released in line with Apple’s decision to locate its new offices at Battersea Power Station, one of London’s most iconic new developments. It is a move that will bring an abundance of jobs, customers, people, and economic benefits to this new community.
The report recognised EA Games’ move to Guildford; property prices in the area have risen by +44% since the tech giant’s headquarters moved into the town in 2007. That’s 17% more than the increase across England during the same time period.
McLaren’s relocation to nearby Woking has also had a positive impact on the local market. eMoov highlighted that since the McLaren Technology Centre opened in 2003, house price growth has exceeded the average across the whole of England by 10%.
The power of big business is irrefutable; since EA Games’ arrival, Guildford has seen an influx of tech companies including 22Cans and Hello Games. More recently, The 5G Innovation Centre (5GIC) opened at the University of Surrey, now the largest UK academic research centre dedicated to the development of the next generation of mobile and wireless communications.
Chantries Partner Chris Dean comments: “Guildford is one of a series of emerging technology hubs in the south. It has attracted a strong gaming cluster and a flourish of start-ups which take advantage of the fresh young talent emerging from the University of Surrey and cheaper business rates, while still being within easy reach of the city thanks to the town’s fast and direct rail connections to London and Gatwick.”
“While a large portion of those buying in Guildford in recent years have typically been families moving out of London to afford a larger home, we are seeing more and more young professionals buying and settling down here from all over the South East and further afield; both for the career and networking opportunities, as well as a good work/life balance.”

Like many buyers, I log onto Rightmove each morning to find out what’s happened in Guildford’s ever-changing property market over the last 24 hours: which houses have gone under offer and what new instructions have been added. However, as we edge into autumn, we’re seeing a significant rise in the number of properties marked Reduced Today and this is something we need to address. While this isn’t a new phenomenon - even in a busy market there’s always been a smattering of them - the post-Brexit landscape means they are now outweighing new instructions marked Added Today on a daily basis.Read more
