That dreadful subject TV property presenters are so fond of. It is also something we are often asked when offering marketing advice to perspective clients and, quite simply, we explain there is a fine line between merely cleaning and having a thorough de-clutter.

In my experience, day-to-day living means that most of us are unable to enjoy glossy show-home conditions for long, and when you add children with sticky fingers into the mix, you may as well surrender your feather duster!

However, people are often surprised that the measures we suggest to make a house more desirable are not actually that radical! Paying particular time clearing the surfaces in kitchens and bathrooms is often sufficient….and yes, that does include children’s pictures stuck on the fridge!!! Don’t throw them away though – as soon as you’ve sold the house they can go back up!! Removing pet bowls and litter trays to a less conspicuous place in the house is also very sensible. Sorting out your children’s toys and putting those that are not played with in the loft can often make a difference to the look and feel of a house too, creating plenty of space.

We’d like to provide this homeowner with some of our tips!!slide=aol_1576143

Price Reductions are a current market reality...

Like many buyers, I log onto Rightmove each morning to find out what’s happened in Guildford’s ever-changing property market over the last 24 hours: which houses have gone under offer and what new instructions have been added. However, as we edge into autumn, we’re seeing a significant rise in the number of properties marked Reduced Today and this is something we need to address. While this isn’t a new phenomenon - even in a busy market there’s always been a smattering of them - the post-Brexit landscape means they are now outweighing new instructions marked Added Today on a daily basis.
